Will Working With a Buyer or Tenant Representative Save Me Money?
Yes.Buyer and Tenant Representatives will save you valuable time and money in your property search. They know the market and have far more resources in finding property that suits your needs. Additionally a Buyer or Tenant Representative knows landlords, sellers, and brokers giving them a competitive advantage in negotiating suitable terms for your lease or property purchase. Not working with a qualified real estate broker could cost you more. Most deals structured without the assistance of a buyer or tenant representative do not favor the buyer or tenant.

Do I need to Pay my Commercial Real Estate Broker?
No. Landlord's and Sellers compensate the brokers in commercial real estate transactions. Normally a Landlord or Seller has a pre-determined commission structure with their listing broker. When you employ the services of a Tenant or Buyer Representative, your Agent will negotiate with the Listing Agent for part of the commission (many times 50%). Commissions are not regulated or set to a certain amount and vary from deal to deal.

Of Course Not. It also doesn't take a Genius to be a Neuro Sergion. But it helps if your trained in your field. Commercial Real Estate Agents practice real estate on a daily basis. Chances are, as a business owner, you only lease or buy commercial real estate 3 to 5 times in your businesses life cycle. Commercial Real Estate Brokers do 3 to 5 deals a day. Unless you are prepared to solicit an RFP, configure LOI's, determine proper TI Allowances, calculate TICAM, CAP rate, IRR, ROA, DSR, Percentage Rents, Natural Breakpoints, CORE charges, read between the lines of a Lease or Purchase Agreement, and fully understand the ins and outs of the transaction, you probably should not attempt to negotiate a Commercial Real Estate transaction without professional help. There are a lot more figures involved above and beyond Rent PRSF and a Sales Price.
